Property Loss Pro's is an independent consulting firm, not a repair contractor. We do not take reconstruction work on files we consult on, and we do not answer to a carrier.

The initial file review is $599.99. It is where every counsel engagement begins.

  • Conflict screen before any substantive review.
  • A written review of the reconstruction estimate you send.
  • Identification of missing cost, sequence, scope, and documentation issues the file actually supports.
  • A recommendation on whether further work is warranted (missing-reconstruction memo, short cost declaration, opposing-estimate teardown, fuller dwelling Xactimate, contents inventory and pricing, ALE and period of restoration, or appraisal and arbitration support).
  • What it is not: not a rewritten estimate, not a repair bid, not a legal opinion, not coverage advice.

A written memo listing reconstruction costs the carrier estimate omits or under-scopes: demolition and access, dry-out and containment, code-required upgrades, matching, sequencing and trade re-mobilization, general conditions, overhead and profit.

Not a coverage opinion and not a certified appraisal.

Who pays
Counsel, after the initial file review.
What you get
A concise signed declaration stating reconstruction cost findings and the estimating basis behind them, written to be read by a judge or a mediator without a construction background.

Not a legal argument. We state cost and method, counsel argues the case.

Opposing-estimate teardown

Who pays
Counsel, plaintiff or defense, after the initial file review.
What you get
A line-by-line review of the other side's estimate identifying missing scope, wrong unit pricing, duplicated or padded line items, and methodology that does not match how the work is actually built.

Send the opposing estimate and the underlying scope documents.
What it is not
Not a bid, and not a substitute for your own expert on causation.

Fuller reconstruction, contents, ALE, or appraisal and arbitration work

Who pays
Counsel, after the initial file review.
What you get
A complete dwelling Xactimate reconstruction estimate, contents inventory with evaluation and pricing and a contents Xactimate estimate, ALE and period-of-restoration analysis, or support through appraisal and arbitration on cost, scope, and the estimate.

Not a coverage position and not a repair bid.

Engagement and fees

  • The initial file review is $599.99 for attorneys and paralegals.
  • That fee covers the initial file review only.
  • If additional work is required, we provide a written estimate before that work starts. No work begins on additional scope until you agree to it.
  • If you have paid and do not agree to the additional work, and that work has not been started, fees for work not performed are refunded.
  • Work is billed through Wave after Aaron accepts the file. Nothing is invoiced until then. No card is collected on this site.

Litigation

Available for deposition and trial. Testimony time is quoted in writing before it is scheduled. Expert testimony in the last four years: Linfoot; Kimmel Coufal; McKinley.

Conflict screen

Before we look at anything substantive, we check whether the firm has already touched the loss. If we handled that same loss as a reconstruction contractor, or worked it for the carrier, we decline and tell you immediately. We do not consult on a file and sell repair work on it. If a conflict shows up later, we stop work and notify counsel that day.

Our principal consultant is a former large-loss adjuster at American Family, so we know how the carrier estimate gets built, reviewed, and defended.

Trade side

More than 20 years estimating and running reconstruction on the contractor side, including repair-division management for Portland-area restoration companies.

We do not publish case results or client names. Ask and we will speak to relevant experience directly.

Questions counsel asks first

Is this a contractor estimate?
No. We are not bidding the repair and we do not take reconstruction work on files we consult on. The output is analysis of cost and methodology, not a proposal to perform the work.
Is any of this legal advice?
No. We do not read policy language for coverage, and we do not advise on strategy or liability. Coverage and legal positions stay with counsel.
Do you handle contents and ALE, or only the structure?
We handle all three. Contents inventory, evaluation, pricing, and contents Xactimate estimates are core services, along with ALE and period-of-restoration review. We still do not give coverage or legal opinions.
Are you independent of any repair company?
Yes. Property Loss Pro's LLC is an independent consulting firm. If we handled the same loss as a reconstruction contractor, we decline the engagement.
What do you need to start?
One carrier reconstruction estimate. Photos, moisture logs, and correspondence help, but the estimate alone is enough for the initial file review.
